Located in Kernersville, NC this Dry Cleaner has a long family history in the Dry Cleaning business.  Before joining the ALLCHOICE Family, the business had been insured with Nationwide Insurance.

In reviewing the business’s Risk Management Program (or lack there of) ALLCHOICE uncovered the need for a Commercial Umbrella Policy.  The Commercial Umbrella Policy is a little used Rick Management strategy in most small businesses.  In dealing with the Protection Programs of countless small businesses, the overwhelming reason for a lack of adoption when it comes to Commercial Umbrella Policies comes down to two factors:

1st – Small Business Owners assume Umbrella’s are too expensive

2nd – Most Small Business Insurance Agents do not take the time to explain and OFFER this important protection!

Once ALLCHOICE explained “why” the Umbrella was important showed this Small Business Owner how much an Umbrella actually cost (more importantly what it doesn’t cost), this savy business owner was eager to add this protection to his Risk Management Program.

Of course, just like every Small Business Owner, at the end of the day, he/she wants to have the very best protection(s) at the very best value.  In the case of this Dry Cleaner, ALLCHOICE was able to save him over $1,500 a year (approx 22%) over what he had been paying with Nationwide!

Starting January 1st, 2010, all North Carolina rental properties that have an attached garage or use fossil fuels for heat and/or appliances must have a working Carbon Monoxide Detector.

N.C. Gen Stat. § 42-42 to 42-44 – Landlord and Tenant Articles – Residential Rental Agreements

This statute requires NC Landlords to provide one operable carbon monoxide detector per rental unit / per level.  NC Landlords that install one such detector per rental unit level shall be deemed to be in compliance with the standards.  The statute goes on to say that the landlord shall replace or repair the carbon monoxide detectors within 15 days of receipt of notification if the landlord is notified of needed replacement or repairs in writing by the tenant.  The Landlord is responsible for ensuring that a carbon monoxide detector is operable and in good repair at the beginning of each tenancy.  Unless the Landlord and the tenant have a written agreement to the contrary, the Landlord shall place new batteries in a battery operated carbon monoxide at the beginning of a tenancy, and the tenant shall replace the batteries as needed during the tenancy.

In regards to Carbon Monoxide Detectors, many Insurance Carriers that write NC Rental Property Insurance have been requiring their customers (which fit the above statute standards) to have Detectors in place.  While their is a small cost for the detectors (typically $25 – $30), Landlords should be concerned with the threat of Carbon Monoxide and the danger(s) it presents to their tenants.  Having a house burn down is bad, being sued by a tenant for the death of a loved one due to Carbon Monoxide poisoning would be worse.  If you own NC Rental Property, make sure you abiding by best practices with regard to the up-keep of your property.  As a Landlord, you should also make sure your Liability arising out of your rental property business is protected.

We have been working on a good sized Apartment Complex (around $20 Million total insurance value) in Eastern NC. The complex is currently insured by the “on your side” guys. While we have numerous markets for this type of risk, we started with Travelers Insurance as they have been pushing their competitive position on Apartment Complexes. It seems they are/were quite right. While we have not received the commitment yet (looks like Tuesday), we are around 30% less expensive.

Understand, we quoted apples for apples and even added a $5 Million Commercial Umbrella Policy, and were still that competitive.
